On May 19, 2026, we had the pleasure of sitting down with the Wimberley Valley Chamber of Commerce for a Chamber Chat conversation on KWVH 94.3 FM. It was a wonderful opportunity to share our story with this community, and we are grateful for the warm welcome that came with our new membership. Rooted in the Hills: Why We Call Wimberley Home — and How We're Here to Help

Back in 2005, Jill had her first appraisal assignment in Wimberley — just a year into her career as a certified residential appraiser in the Austin market. She remembers pulling up to the property and feeling something settle in her. The cypress-lined draws, the quiet pace, the way the Hill Country holds its light differently than anywhere else. That assignment planted a seed.

Fast-forward two decades, and this community is not just where we work. It's where we live.

How Integrative Real Estate Group Came to Be

Jill began her career in real estate as an appraiser in 2004, building a foundation in the science of valuation. Nate came to real estate from a different path — a background shaped by entrepreneurship across multiple industries — but trained as a licensed residential appraiser in 2021, drawn by both the craft and the partnership. That same year, Jill added her real estate license to her credentials, and Nate followed a few years later. When most agents are trained and focused purely on the transaction, the Powells offer the additional skills of years in valuation, which is a rare find in the real estate industry. 

The name Integrative Real Estate Group reflects exactly what we are. We don't just list homes, negotiate, and write offers. We evaluate them — with the same rigor, methodology, and objectivity that appraisers bring to the table every day, and also as humans who live in them.

Why Appraisal Expertise Changes Everything in Today's Market

Next in the interview, Lindsey Deringer, President of the Wimberley Chamber, asked about the state of the market. Jill feels like pricing strategy has never mattered more. The current market in our region is demanding, and basic sales statistics often miss some key indicators, such as expired and withdrawn listings. Only 64% of sellers have successfully closed their transactions so far this year, according to recent data from Bramlett Residential. That means more than one in three listings is not making it to the finish line. 

For our seller clients, we offer a complimentary appraisal when listing with us — a benefit that almost no other team in the area can provide. You'll know going in what your home is worth by the same standard a lender's appraiser will use, and that knowledge is a genuine competitive edge. At the same time, we also pay close attention to the current listings and pending sales, which are also important to consider when setting a list price.

For buyers, we bring something equally valuable: the ability to evaluate a home's likely appraised value before you make an offer. Overpaying isn't always obvious in the moment of a negotiation — but it could becomes painfully clear at the appraisal stage, when financing comes into play. Most agents simply don't have this depth of education in valuation, and that gap can have real consequences.

The Other Half of "Integrative": Home Health

Valuation expertise is one side of who we are. The other grows from something more personal.

Our own family has experienced firsthand what happens when a home's building systems fail — and how those failures can quietly affect the health of the people living inside. That experience changed how we look at homes. We approach every property not just as an asset to be priced, but as an environment that either supports or undermines the wellbeing of its occupants.

Indoor air quality, moisture management, envelope performance, and building biology are not fringe concerns. More and more people are recognizing that the quality of the air inside a home — and the integrity of the systems around it — has a direct bearing on long-term health. For clients who have dealt with unexplained illness, sensitivities, or who simply want to be intentional about where they put down roots, we can look at a home through that lens. It's an additional layer of analysis we offer for those who want it.

Nate's role with local roofing company THR Roofing Solutions adds yet another dimension to this. The roof is the first line of defense against everything Mother Nature can deliver — and when that line fails, moisture, mold, and structural damage follow. Being able to assess a roof's condition and its implications for marketability, insurability, and long-term home health is a resource we can put directly in our clients' hands.
